Troy Labani
Multifamily ownership experience. Operational discipline. Practical NOI optimization.
Experience from the ground up. Perspective from the ownership side.
Troy Labani brings more than three decades of experience spanning virtually every aspect of multifamily real estate, from property operations and institutional asset management to development, financing, ownership, and portfolio optimization. Throughout his career, he has built and directed substantial real estate holdings, with assets under management exceeding $200 million.
His career followed a deliberate progression through the industry, beginning in hands-on property maintenance and advancing through increasingly responsible management and executive positions. During his tenure with Insignia Management, he became a trusted resource for complex receivership assignments throughout the West Coast, where distressed properties required decisive leadership, operational discipline, and sound financial judgment.
As Vice President of Development at The Encinas Group, Troy personally directed more than $150 million in Low-Income Housing Tax Credit (LIHTC) multifamily development across the southwestern United States. His responsibilities encompassed the complete development process, from preparing successful competitive tax credit applications and securing allocations to negotiating institutional equity investments, arranging permanent financing, and overseeing development execution.
His responsibility extended beyond construction and financing. As CEO of O'Malley's Property Management, he directed the lease-up, regulatory compliance, and stabilized operations of the completed communities, protecting the tax credit benefits and long-term financial performance upon which those investments depended.
Troy's ownership experience includes acquiring, financing, operating, and repositioning multifamily assets for his own account. At Bayfield, he increased property equity from approximately $1.3 million to $3.6 million in just 24 months, with less than $150,000 in capital improvements—demonstrating how disciplined asset management and operational execution can create substantial value without extensive capital investment.
Having personally worked across the entire investment life cycle—from the physical realities of property operations to complex capital transactions and substantial portfolio ownership—Troy brings an uncommon depth of practical experience to Yield Optimization Group. His perspective is grounded not simply in analyzing investments, but in creating them, operating them, assuming their risks, and remaining accountable for their results.
